The Story

Land like this does not come back around

Contiguous acreage minutes from I-485 is functionally extinct. What remains trades quietly, and rarely twice.

8.84
Acres, deeded

One assemblage of open land and woods, held by one family and offered as one opportunity — every acre of it behind a single entrance on Brief Road.

2
Counties

The Mecklenburg–Union line crosses the property itself. Two jurisdictions, two tax bases — a position almost no property can offer.

4
Separately deeded parcels

Two recorded in each county — a structure a single deed cannot offer. What that flexibility can become is an access and zoning question, and the record is open for a buyer to work it.

Drawn from the record, marked on the ground

This map is not an illustration. It is the property's actual recorded geometry, drawn from Mecklenburg and Union County GIS.

Mecklenburg County — solid boundary · Union County — dashed boundary

Boundaries drawn from official county GIS records over current aerial imagery. Acreage of record is 8.84 deeded acres — deed DB 32077 PG 566, two tracts of 3.84 and 5.00 acres surveyed by Richard Boyd Brooks, R.L.S., 13 July 1995. The deed's two tracts do not align to the four tax parcels, so the mapped figures above locate each parcel rather than total the deeded acreage. Dimensions subject to survey.

One way in

The whole assemblage reaches Brief Road through a single entrance on the northern parcel. The residence sits roughly a thousand feet off the pavement; the land runs back from there to the Union County line. Privacy is not a feature here — it is the geometry.

Documented, not described

Recorded parcel data for both counties is public in both registers, and the corners are marked on the ground — walk it and find them. Everything here can be checked against the record, and a serious buyer should check all of it.

A thousand feet of it

From the gate, the drive runs back under a continuous canopy before the land opens at the residence. Nothing else on these 8.84 acres touches pavement — the distance is the privacy, and no photograph explains it the way the drive itself does.

For Builders & Developers

One gate. 8.84 acres.
Room for a few great houses.

The geometry that makes this private also makes it plannable — a single controlled entrance, one drive held to the boundary, and the land opening behind it.

The math a builder runs

At the offered price, eight sites put the land basis near $150,000 each — against comparable Mint Hill homesites of roughly an acre offered from $275,000, in communities where homes begin around $1.5M.

Power is already at the back

Duke ran underground service the length of the property to a transformer near the rear — put in for this land, not for a neighbour. The drive itself is built about a third of the way in; the rest is cleared and finished along the same corridor.

The Residence

Somewhere to live while you build

A home of 1,554 square feet — three bedrooms, two baths — built in 1983 and owner-occupied since 2010, roof replaced the same year. Private well, septic with pump, all-electric heat pump and furnace. Set roughly a thousand feet back among the trees. It answers the most expensive question in any custom build: where you live during it. Live in it, or rent it and let it work against the construction carry. For a builder, it is a site office and a model that costs nothing to keep.
